Do Floorplans Matter?

Take a look at the results of a recent, local poll conducted by our Marketing Manager, Jayde Pope. 

The market is busier than it ever has been with hundreds of enquires flooding in from homemovers each week, but are agents still providing the same level of care and attention to their stock as they would in a quieter market place?

Our Marketing Manager, Jayde Pope, is a current homeowner and is looking for a new property to buy. After many evenings of trawling through the property portals with her husband, it became apparent to her that there were a number of newly marketed homes that did not have a floorplan; and this raised the question, does a floorplan actually matter?

So, she took to a local Worthing Facebook group and asked "If a property on Rightmove/Zoopla does not have a floorplan, are you more or less likely to request a viewing?"


After a week, the poll had a huge 574 responses, from which nearly 80% of people said they would be less likely to request a viewing of a property if it didn't have a floorplan.

For data privacy, ee've kept respondents information completely confidential, but the poll attracted a number of comments including:

"I go to the floorplan first before looking at the photos! I'm selling (and buying at the moment)"

"Unfortunately properties without flooplans crop up on a regular basis. It's really annoying when you think you might be interested in a property but have a particular requirement for the layout."


Why are the results so important?

Whilst there was a small percentage of respondants that claimed they would still arrange to view a property without a floorplan, the majority would not. These results aren't too dissimilar to Rightmove surveys conducted in 2016, where a third of nationwide respondants said they would not book viewings on properties with no floorplan. The difference, of course, is that this particular poll was conducted locally and gives us a good insight to how local homemovers perceive the market. 

The first 14 days of a property's online marketing are the most crucial, with many househunters setting alerts for newly added property only. This means that nothing should be missing from the details so that the largest possible number of potential buyers are captured from online resources. If a floorplan is missing, this could potentially mean losing up to 80% of viewers during this critical period; and the longer a property remains on the market, the more difficult it can become to identify and capture the right buyer at the right price.

Marketing checklist

If you are putting your property on the market for sale, make sure that you have checked these top 4 things are all present before giving your agent the go ahead to launch their online marketing:

  • Good quality photographs with no obvious issues
  • An accurate floorplan
  • An EPC graph
  • A description of your property, including room measurements
